Independent flat roof surveys in Deal

Flat roof surveys for homes and businesses in Deal

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Common reasons to book are signs of deflection in the roof deck and outlets choked with leaves and silt, on upstands and outlets, EPDM rubber and single-ply membranes.

Around Deal, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed. Felt, rubber and fibreglass coverings each need a different approach. We don’t test for asbestos, but our reports may flag materials that could contain it.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Surveys for landlords and agents in Deal

We survey roofs for landlords and letting agents as well as householders. A report with photos gives you a clear record of the flat roof, useful for planning maintenance.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Flat and commercial roofs around Deal

Deal is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you live in an older home near St Saviour's, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near Deal station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Walmer Castle, about 1.2 miles south, is one of the historic houses in the wider area around Deal. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

Deal is about 14 miles east of Canterbury, in Kent. From houses to flats and shops in Deal, we can survey the roof on a weekday or at the weekend. Deal is one of the towns and villages in Kent we cover for flat roof surveys. There’s also a page for Canterbury.

How we price flat roof surveys

Prices vary from roof to roof, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey
  • Height and safe access

Every price we give includes VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

Before you get in touch, it helps to have:

  • Photos of the roof, taken safely from ground level or a window
  • The property’s address and postcode
  • What’s prompted the survey
  • Any marks or damp showing indoors

Every survey is priced before it is booked, so you know the cost up front. Flat roof survey starts from £150, including VAT. To book, ring 07833 053749 or drop us an email.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

FAQs for Deal

How do I find out if my home in Deal is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is the coastal weather around Deal hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Deal is within about 1 mile of the coast.

What happens next?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How much does a flat roof survey cost in Deal?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. It often sits alongside a buyer’s building survey.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Different roofs, different checks

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Keep records of when the roof was laid and what work has been done
  • Never stand on rooflights or fragile sheeting
  • Look for standing water a day after rain
  • Ask contractors to protect the roof if they work on it

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

What happens on the day

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes about 1–2 hours for a house, and more on a big or complicated roof. Semi-detached and terraced homes in a town like Deal often share a roof line with the neighbours, so we check what can be seen of the shared parts from your side. It’s useful to know about previous repairs, leaks or recent work.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.
