Wind, rain and roofs in Deal

Deal is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can. The wider area around Deal has a long history of building, with Walmer Castle about 1.2 miles south. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings like Castle Community College, on a building that size, finding the source of a drip means looking well beyond the stain. If you run a hotel or guest house in or near Deal, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition. Living close to Betteshanger Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

About our roof leak investigation in Deal

Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. Common reasons to book are staining around the chimney inside and wet patches high on an inside wall, on the roof space, chimney stacks and valleys and parapet gutters.

In a town like Deal, older houses and newer estates leak in different ways. On older roofs it’s often slates, mortar and lead that has split or lifted; later homes can leak at valleys, verges and flat roofs over extensions. The cause decides what happens next, so it is worth finding it properly. It also tells you whether the problem is old wear or something more recent.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Useful tips for Deal property owners

Here are a few things we’d tell any owner:

  • Protect furniture and flooring under the leak
  • Let us know what has already been tried
  • Let us know if there are tanks or pipes in the loft
  • Leave roof access to professionals

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found.

Keep the roof space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Check insulation does not block airflow at the eaves.

What a roof leak investigation doesn’t cover

A survey is a close look at the leaking roof, but it can’t do everything. Its limits include:

  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof
  • The repair itself (the investigation finds and reports the cause)

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Rooflights and dormers
  • Lead flashings
  • Slate and tile slopes
  • The roof space
  • Flat roof details
  • Chimney stacks

Why get it checked now?

A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching and have an electrician check it. Then the source needs tracing. Around Deal, water from a roof defect often goes unseen for a while, soaking loft insulation, wall tops and timbers. By the time it shows inside, the job has grown.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Why book with us

  • Clear package prices, with VAT included
  • More than 20 years surveying roofs

  • Thermal imaging and drone inspection where they help

What we look for on each type of roof

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

FAQs for Deal

Do you carry out roof surveys in Deal?

Yes, Deal is within the area we cover. We work right across London and the South East. You can phone 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Is my home in Deal listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long does a roof leak investigation take?

On site, it typically takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Report times depend on the package.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two for most homes, though a hard-to-trace leak can take longer. A typical visit in Deal begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes. The loft comes next, where there’s safe access.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Advice

What a survey costs

We confirm the exact price before booking. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
