Common questions in Dover

Does a conservation area affect roof work in Dover?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do roofs near the sea, like those around Dover, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Why is the stain in a different place from the leak?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we will explain what’s needed.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Roof leak investigation in Dover

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. Parapet walls and their gutters are looked at from wherever it is safe. The findings are recorded with photos. We survey slate and tile slopes, chimney stacks and flat roof details, and people most often book us about water through the ceiling under a flat roof and condensation that looks like a leak.

Extensions, dormers and conservatories are common on houses in towns like Dover, and where an extension meets the house is a common leak point. The flashings and upstands at those joints get a careful look, inside and out. Water can run along the top of a wall or a joist before it shows, so the stain isn’t always the place to look.

The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Faults hidden behind ceilings or boarding
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Putting the leak right

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

  • Flat roof details
  • Lead flashings
  • Chimney stacks
  • Rooflights and dormers
  • Slate and tile slopes
  • Valleys and parapet gutters
  • The roof space

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Roof leak investigations in Dover: local notes

Dover lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Different coverings let water in at different points, which shapes where the search starts.

For landlords with property near Dover Priory station, tracing a leak quickly matters when a tenant is living with it. If your house is among the older ones in the streets near Parish Church of St Andrew Buckland, water on an older roof tends to find its way in at the lead, the valleys or the chimney. A roof leak in a hotel or guest house around Dover means lost rooms as well as repairs, so it pays to find faults before guests do.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Take dated photos of the leak
  • Leave roof access to professionals
  • Record whether it leaks in every downpour or only some
  • Have an electrician check any wet fittings

If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

How it works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two at most homes, and about three to four hours for a commercial roof. For a home in Dover, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you will not be there yourself, let us know who will let us in.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photographs, the likely entry point and recommendations.

Before the survey

Advice

What happens if roof problems are left?

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Around Dover, gutters that overflow soak the wall below, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
