Storm damage roof reports for Dover homes and businesses

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Storm damage roof report in Dover: what you get

Our storm damage report starts from £150. You get a written report with photos by email. It is not a repair quote and doesn’t include repair costs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. What you get is an independent record of the damage and what seems to have caused it. If you’re worried about water coming in after the storm and roofs hit by falling trees, we can find out what’s behind it, on flashings, chimney stacks and slate and tile slopes alike.

Many homes around Dover have been extended, often with flat roofs or dormers, and the joint between new and old is a classic place for water to get in. Flashings, upstands and the edges of flat roofs are looked at alongside the main roof, inside and out. The stain inside is often some way from where water gets in, particularly around extensions.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • How your policy defines a storm
  • Areas we cannot see safely
  • Negotiating a claim settlement

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Slate and tile slopes
  • Chimney stacks
  • Flat roofs
  • Flashings
  • Gutters and fascias
  • Ridges and hips

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. The survey normally takes about one to two hours for most homes, depending on how much of the roof was hit. A typical visit in Dover begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from the ground, from windows and from the roof space where it is safe.
  3. We photograph and record every area of damage we can see.
  4. We look at whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photographs for you to share with your insurer.

How to prepare

  • Let us know about parking before the day
  • Let us know about any leaks, stains or damp patches you know of
  • Keep pets out of the way during the survey

Getting a price

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Dover questions

Is my home in Dover listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is the coastal weather around Dover hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

What do I do if water is coming in?

Emergency cover over a damaged roof should be arranged with a roofer. If it’s safe, photograph the damage before it is covered. Keep receipts in case your insurer asks for them.

Do you look in the loft space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Prices for storm damage roof reports in Dover

All our prices include VAT. What changes the price is:

  • The number of roofs, including extensions and garages
  • The roof’s overall size
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

When you call or email, these details help:

  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • Your timetable, such as an exchange date
  • Any photos you have, taken from the ground or a window

To book a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before booking.

Wind, rain and roofs in Dover

Dover is within about 2 miles of the coast, so storms can arrive with strong gusts off the water. Many policies treat gusts of about 55 mph as storm conditions, but it varies, and the insurer decides the claim. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

If you live near a park such as Connaught Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. The streets around a church such as Parish Church of St Andrew Buckland are frequently among the oldest in a place, and if your house is among the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you run a hotel or guest house in or near Dover, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Leave it or get it looked at?

The sooner the damage is recorded, the clearer the evidence. Later weather and temporary repairs can make it harder to see what happened. A defect spotted early can be planned and budgeted for, while one found after water comes through usually has to be dealt with in a hurry.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
