Roof surveys across CT15: what to expect
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Common reasons to book are gaps in the roof where coverings have gone and cracked mortar along the ridge, on lead flashings, ridges, hips and valleys and the roof space.
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for most houses; commercial roofs usually need 3–4 hours.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
What you’ll pay

Roofs, chimneys and gutters across CT15
In CT15, our roof surveys work takes in owners, landlords and managing agents, from Dover, Tower Hamlets and Charlton-in-Dover to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. CT15 is part of that mix. In the coastal parts of CT15, the seaward side of a roof takes the most weather, so ridges, verges and flashings there frequently need attention first.
St Margaret's at Cliffe: If you live in an older home near Church of St Margaret, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Martin Mill station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Prices for roof surveys in CT15
Not every roof costs the same to survey, for these reasons:
- Height and safe access
- Whether you choose the Basic, Standard or Premium Survey
- The shape of the roof and its details
- Whether it is a home or a commercial building
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
Here’s what helps us most when you get in touch:
- How the loft is reached, if there is one
- Your postcode, so we can check access and travel
- Your timetable, such as an exchange date
- Why you want a survey: buying, a leak, a storm or new work
We survey roofs on any day of the week. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.
Landlord and commercial surveys in CT15
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
Honest limits
A survey is a close look at the roof, but it can’t do everything. The main limits are:
- An exact number of years the roof has left
- Asbestos testing of any kind
- Walls, floors and services below the roof
Why roofs fail
Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.
It’s worth booking a survey if you’ve seen:
- Gutters that overflow in heavy rain
- Cracked or blistered flat roof coverings
- Cracked mortar along the ridge
- Leaning or weathered chimney stacks
Why act early?
Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can often spot it sooner.
Questions to ask before booking
- Are they insured for the work?
- How they plan to inspect the roof safely
- Their report turnaround times
- Whether VAT is in the quoted price
CT15: your questions answered
Can you survey a roof I share with a neighbour?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
Will you check the loft?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
How long does a roof survey take?
Allow roughly 1–2 hours for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Do I need to be at home?
Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
