How a roof survey works in Dover

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. If you’ve noticed cracked or blistered flat roof coverings and slipped, cracked or missing slates and tiles, we can find out what’s behind it.

Most homes in a town like Dover are houses, so the roof is usually the owner’s to look after. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. The report sets out what needs attention, prioritised by urgency where relevant. The photographs let you see the parts of the roof you can’t get to.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It normally takes about one to two hours for a house, and more on a big or complicated roof. For a visit in Dover, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

Before we arrive

  • For flats, check roof access has been agreed
  • If it is not your property yet, arrange access through the agent
  • Move anything stored under the loft hatch

What we look for on each type of roof

Flat roof coverings

A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.

Common roof problems in Dover

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

A survey can pick up problems such as:

  • Ridge tiles that have lifted or moved
  • Gutters that overflow in heavy rain
  • Flashings that have come away from the wall
  • Slates or tiles that have slipped or broken

For an older house near a landmark such as Parish Church of St Andrew Buckland, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before you book

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the report includes, and whether it has photos
  • Whether the loft is part of the inspection
  • How long the report takes to arrive

What to expect from a roof survey

How we price roof surveys

Prices vary from roof to roof, for these reasons:

  • Whether it is a home or a commercial building
  • How big the roof is
  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for the job before booking.

Helping us price your survey

To price your survey accurately, we will ask about:

  • The style of property, from a terrace to a block
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, such as an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.

Checking the roof from ground level

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Ask about a flat roof on an extension or garage too
  • Leave roof access to professionals
  • File the report with your home documents
  • Look for debris in the garden after high winds

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

Questions from Dover

I let a flat near Dover Priory station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is the coastal weather around Dover hard on roofs?

It can do. Dover is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.

How long does the visit take?

Allow between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Roof surveys around Dover

Dover is within about 2 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as Shatterlocks Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Dover Priory station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
