About our roof survey in River

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you’ve noticed gutters that overflow in heavy rain and slates or tiles that have slipped or broken, we can find out what’s behind it, on ridges, hips and valleys, chimney stacks and clay and concrete tiles alike.

Around River, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Signs you need a roof survey in River

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

A survey can pick up problems such as:

  • Loose ridge or hip tiles
  • Standing water on a flat roof
  • Gutters that overflow in heavy rain
  • Crumbling chimney pointing or cracked flaunching

If you look after a building such as River Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a good roof survey covers

Your questions about roof surveys in River

Is River within the area you cover?

Yes, River is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in River is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

River homes and their roofs

River is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you let a flat or house near Kearsney station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Old Park Hill shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • How the roof will behave in every kind of weather
  • Confirmation of asbestos in soffits or cement sheets
  • The condition of the rest of the building (that’s a RICS home survey)

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Roof by roof

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, which we describe in the report.

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

Leave it or get it looked at?

A small roof defect normally gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller. In a smaller place like River, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.

  • Any deadline, like an exchange date

How the survey works

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there often is around River, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey
