How a roof survey works in Whitfield
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey chimney stacks, clay and concrete tiles and flat roofs, and common reasons people get in touch are torn or sagging underlay and flashings that have come away from the wall.
In a smaller place like Whitfield, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Do not climb onto the roof yourself
- Have details of recent roof work to hand
- Look for debris in the garden after high winds
- Hold on to the report for future surveys
Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.
Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
When to book a survey in Whitfield
The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.
Things that frequently lead to a survey include:
- Lifted, split or missing lead flashings
- Cracked or blistered flat roof coverings
- Gaps in the roof where coverings have gone
- Torn or sagging underlay
For site and facilities teams at buildings such as Whitfield Aspen School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What affects the price in Whitfield
What a survey costs depends on the time and equipment it needs. That comes down to:
- The size of the roof
- Chimneys, valleys, parapets and other details
- Which survey package you book
- Any need for thermal images or a drone flight
Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- The kind of building and roof involved
- Access details, like a loft hatch or a shared roof
- Any deadline, such as an exchange date
- Any stains, drips or damp patches you’ve seen indoors
We confirm the price for your roof before booking, so you know the cost up front. Roof survey starts from £150, including VAT. To book, ring 07833 053749 or send us an email.
Checking the roof from ground level
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
The survey, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Parking around Whitfield is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit
- Show us where any leaks or stains appear
- If the roof is shared, arrange access with whoever manages the building
- Clear the way to the loft hatch

Whitfield homes and their roofs
Whitfield is within about 3 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Living close to Old Park Hill is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Landlords with a home close to Kearsney station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

FAQs for Whitfield
I let a flat near Kearsney station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you cover smaller places like Whitfield?
Yes. Whitfield is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years.
