Flat roof survey in Whitfield

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. We survey single-ply membranes, EPDM rubber and upstands and outlets, and common reasons people get in touch are raised blisters across the surface and edge trims that have lifted or split.

Around Whitfield, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when you book, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

DIY checks: what’s safe

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What we cannot see

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Parts of the roof that aren’t safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor
  • The condition of the deck or insulation hidden under the covering

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

What this survey covers

  • Single-ply membranes

Flat roofs in Whitfield

The coast is about 3 miles or less from Whitfield, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

The streets around a church like Church of St Peter are frequently among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Kearsney station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Whitfield Aspen School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Whitfield questions

Does a conservation area affect roof work in Whitfield?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does being near the coast affect roofs in Whitfield?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What a survey costs

All our prices include VAT. The things that change the price are:

  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What to let us know when you get in touch

We’ll usually ask about:

  • Where water is showing inside, if it is
  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, phone 07833 053749 or email us.

Why it’s worth a survey now in Whitfield

Standing water on a flat roof rarely sorts itself out. It usually points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Finding the cause now keeps more options open. Tradespeople may need to travel further to a smaller place like Whitfield, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the exact price before booking.

Roof by roof

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours at most homes; commercial roofs usually need 3–4 hours. Being in a smaller place like Whitfield does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Note where any stains or damp appear
  • Make a note of anything you’d like us to look at
  • Let us know about parking near the property
