Flat roof surveys in Coldred

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

About our flat roof survey in Coldred

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or use the contact form with the address and a rough idea of the roof area. If you are worried about edge trims that have lifted or split and outlets choked with leaves and silt, a survey will tell you what’s going on, on GRP fibreglass, mastic asphalt and felt flat roofs alike.

In a small place like Coldred, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

What a flat roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Whether the deck or joists are strong enough
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

What we check

  • Single-ply membranes
  • GRP fibreglass
  • Felt flat roofs
  • Upstands and outlets

Coldred questions

Do roofs near the sea, like those around Coldred, take more of a battering?

Often, yes. Coldred is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is my home in Coldred listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Do you go up onto the roof?

We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It often sits alongside a buyer’s building survey.

Do you work in Coldred?

Yes. We carry out flat roof surveys in Coldred, and the service is the same as everywhere else we work.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Note where water lies after a downpour
  • Limit foot traffic on the covering
  • Check ceilings under the roof for damp patches
  • Keep clear of rooflights and fragile roof sheets

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

What a flat roof survey looks like in Coldred

The coast is about 5 miles or less from Coldred, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. The wider area around Coldred has a long history of building, with Goodnestone Park about 4.6 miles north. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For landlords with property near Shepherds Well station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of St Pancras: flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Lydden Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It typically takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Coldred, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Leave it or get it looked at?

Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. In a small place like Coldred, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
