Flat roof survey in Lydden: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey single-ply membranes, mastic asphalt and felt flat roofs, and the problems we are asked to look at most are damaged trims at the roof edge and water getting in at rooflights.

Flat roofs on exposed homes in small places like Lydden take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Do you need a flat roof survey in Lydden?

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

People usually book a survey when they’ve noticed something like this:

  • Outlets choked with leaves and silt
  • Splits and cracks in the covering
  • Edge trims that have lifted or split
  • Failed seals around rooflight kerbs

For site and facilities teams at buildings such as Lydden Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Local flat roofs in Lydden

Lydden lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For landlords with property near Kearsney station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. The streets around a church such as Church of St Mary Church of St Mary Virgin are often among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems usually start.

What we look for on each type of roof

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering
  • Structural calculations, which need a structural engineer

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

What we look at

  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber

What happens on the day

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours at a typical home, and about three to four hours for a commercial roof. Older rural homes like those around Lydden can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Keep pets in another room
  • Dig out any old roof reports or invoices
  • Mention any parking restrictions on your street

Questions from Lydden

Is my home in Lydden listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Does being near the coast affect roofs in Lydden?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Is ponding on a flat roof a problem?

Standing water a day or two after rain typically needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

How much does a flat roof survey cost in Lydden?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Why act early in Lydden

If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Older cottages and farmhouses around Lydden can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
