When you need someone else

A survey is a proper look at the leaking roof, but it can’t do everything. Its limits include:

  • A promise to find every leak on a single visit
  • Putting the leak right
  • Whether rotten timbers meet design loads

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Roof leak investigation in Lydden: what you get

We investigate roof leaks in Lydden and across London and South East England. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a photo-illustrated written report and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then ring 07833 053749 or email us to arrange a visit. If you’re worried about wet patches on loft insulation and damp walls below an overflowing gutter, we can find out what’s behind it.

Many homes in small places like Lydden face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

What a roof leak investigation looks like in Lydden

The coast is about 4 miles or less from Lydden, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

For an older house near a landmark like Church of St Mary Church of St Mary Virgin, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you let a flat or house near Kearsney station, a tenant living with a leak needs the cause found, not just the stain painted over. Trees in and around Sladden Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. Somewhere as small as Lydden, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Related advice

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What happens if roof problems are left?

A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching and have an electrician check it. Then the source needs tracing. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Your questions about roof leak investigations in Lydden

Does being near the coast affect roofs in Lydden?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is my home in Lydden listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Will you definitely find the leak?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How do I book a survey in Lydden?

Just ring 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • Building height and the viewpoints available

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

Booking your survey

To price your survey accurately, we’ll ask about:

  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • Your timetable, such as an exchange date
  • The type of building and roof, such as pitched or flat

Useful tips for Lydden property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Photograph the stain each time it appears
  • Mention earlier attempts to fix the leak
  • Have an electrician check any wet fittings
  • Write down the wind direction and rain when it leaks

If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. It saves chasing a leak that is not there.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
