Need a roof leak investigation in Kent?

About roof leak investigations in Kent

Our job is to find the likely source and tell you. You get a written report with photographs showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. Typical surveys look at water coming in around a roof light or dormer and water through the ceiling under a flat roof, across valleys and parapet gutters, flat roof details and the roof space.

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about 1–2 hours for most houses, or half a day or so for a commercial building.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

How our prices work

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Local landmarks in Maidstone

In Maidstone, that means homes and buildings near Paper Makers Arms, Maidstone Grammar School and St Philip's Church. Also close by are River Len LNR (under half a mile north-east), South Borough Primary School (under half a mile south) and St Augustine Academy (1.2 miles west). The closest station to Maidstone is Maidstone West station, roughly 0.6 miles north-west. Other landmarks nearby include Maidstone Carriage Museum (less than half a mile north-west) and Oakwood Hospital (1.8 miles west). Not far away are Burham Down and Boxley Hills.

Roofs and weather across Kent

Across Kent, from Maidstone, Ashford and Canterbury outwards, leaks come from slipped slates, failed flashings, blocked gutters and split flat roofs. Water often shows up some way from where it got in.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In Kent, as elsewhere, exposed details are where damage shows first. In the coastal parts of Kent, the seaward side of a roof takes the most weather, and that is where ridges, verges and flashings typically show it first.

Maidstone: Take an older house close to St Philip's Church: the leak may come from a chimney, a valley or tired lead rather than the covering itself. Stoneacre lies about 2.4 miles south-east, so building around Maidstone goes back a long way. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times.

When you need someone else

It’s a careful look at the leaking roof, not the whole story. Its limits include:

  • The repair itself (the investigation finds and reports the cause)
  • Defects hidden under coverings or inside walls without opening up
  • Leaks from plumbing, tanks or pipework rather than the roof

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Why roofs fail

When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

It is worth booking a survey if you’ve seen:

  • Water marks that spread in wet weather
  • Drips from nail tips in a cold loft
  • Wet patches on loft insulation
  • Damp ceilings under a flat roof

What affects the cost of roof leak investigations

A few things affect what a survey costs:

  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • Whether it is a home or a commercial building
  • The package you choose: Basic, Standard or Premium

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

You don’t need to know any roofing terms. It is enough to let us know:

  • The reason for the survey, like buying, a leak or storm damage
  • Dates you’re working to, like exchange
  • How the loft is reached, if there is one
  • The address and postcode of the property

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or use the contact form.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Any of our surveys can be booked by landlords, agents and building managers in Kent. To discuss a property or a block, phone 07833 053749 or send us an email.

Kent: your questions answered

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Does the report include photos?

Yes. Photos are part of every report.

What should I do before you arrive?

Keep a note of when it leaks, and take photos. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Why doesn’t the damp patch line up with the hole?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.
