How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about one to two hours at a typical home, or half a day or so for a commercial building. A visit to Tovil is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • For flats, make sure roof access has been agreed
  • Keep pets in another room
  • Let us know where we can park nearby

Booking a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

Advice

Roof leak investigations for homes and businesses in Tovil

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. Common reasons to book are wet patches high on an inside wall and damp ceilings under a flat roof, on lead flashings, the roof space and valleys and parapet gutters.

In a smaller place like Tovil, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that is a useful clue. It’s useful to know when and where the water appears. Gutters and downpipes on the exposed side are worth a look as well.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why it’s worth a survey now in Tovil

Leaks tend to get worse, not better. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. On a bungalow or cottage around Tovil, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof leak investigation starts from £150, including VAT.

Roof leak investigations in Tovil: local notes

With Stoneacre about 3.1 miles east, Tovil sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Different coverings let water in at different points, which shapes where the search starts.

For an older house near a landmark such as St Michael and All Angels Church, lead flashings, valleys and old chimneys are typical places for water to get in. If you look after a shop, office or commercial unit, for example near Fremlin Walk, a leak can close part of a shop or office, so finding the cause quickly matters. If you live near a park such as River Len LNR, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Protect furniture and flooring under the leak
  • Note the weather when the leak shows
  • Take dated photos of the leak
  • Mention earlier attempts to fix the leak

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, rather than at the stain.

Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

What we cannot see

It’s useful to know what a survey won’t do before you book:

  • Plumbing leaks that look like roof leaks
  • Leaks that only appear in weather we cannot recreate
  • A structural engineer’s report

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. What our survey covers.

Roofs we survey in Tovil

  • Flat roof details
  • The roof space
  • Rooflights and dormers
  • Chimney stacks
  • Slate and tile slopes
  • Lead flashings
  • Valleys and parapet gutters

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How the survey changes by roof type

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.

Common questions in Tovil

How do I find out if my home in Tovil is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Tovil within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Can you trace a leak in dry weather?

Usually, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we will explain what’s needed.
