About our roof leak investigation in Tonbridge

Our job is to find the likely source and tell you. You get a report with photographs showing the likely entry point and the route the water is taking, and recommends what should be done. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. If you’ve noticed damp ceilings under a flat roof and drips in the loft during heavy rain, a survey will tell you what’s going on.

Many homes around Tonbridge have been extended, frequently with flat roofs or dormers, and the joint between new and old is a classic place for water to get in. The flashings and upstands at those joints get a proper look, inside and out. Water can run along the top of a wall or a joist before it shows, so the stain isn’t always the place to look.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Useful tips for Tonbridge property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Tell us about any past repairs to the roof
  • Keep a photo record of the damp patch
  • Put a bucket under the drip and move valuables
  • Have an electrician check any wet fittings

If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

Leave it or get it looked at?

Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first. In a family home in Tonbridge, a small roof fault lets water into places you cannot see, such as the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

Do you need a roof leak investigation in Tonbridge?

When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Things that often lead to a survey include:

  • Brown rings on upstairs ceilings
  • Wet patches high on an inside wall
  • Water dripping from rafters or underlay
  • Water that shows only in certain storms

Take a building like New Beacon School: tracing a leak on a big roof starts with where the water appears and works back.

Before booking anyone

  • Will they check the loft as well as the outside?
  • Whether VAT is in the quoted price
  • Their track record with similar roofs
  • Which parts of the roof they’ll actually see

What a roof survey includes

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What a roof leak investigation does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that is a structural engineer’s job)
  • Leaks that only appear in weather we can’t recreate
  • Plumbing leaks that look like roof leaks

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Slate and tile slopes
  • Valleys and parapet gutters
  • Chimney stacks
  • The roof space
  • Rooflights and dormers
  • Lead flashings
  • Flat roof details

Wind, rain and roofs in Tonbridge

Ightham Mote, about 4.1 miles north, is one of the historic houses in the wider area around Tonbridge. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering and its details give the first clues when tracing where water is coming from.

For an older house near a landmark such as Church of St Peter and St Paul, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Trees in and around Haysden Country Park shed leaves that can end up in nearby gutters.

Tonbridge is about 12 miles south-west of Maidstone, in Kent. Houses, flats, blocks and commercial buildings in Tonbridge can all book roof leak investigations, with a written report and photographs every time. Tonbridge is one of the places in Kent where we work. For surveys nearby, see our Maidstone page.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. The survey normally takes about one to two hours, more where the leak is intermittent or the roof is large. A survey in Tonbridge needs access inside and out, including the loft hatch and any rooms with damp. If there is a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Mention any parking restrictions on your street
  • For flats, check roof access has been agreed
  • Make sure pets are kept safely away

Advice

Common questions in Tonbridge

What do I need to do before a survey in Tonbridge?

Not much. Unlock side gates, keep pets in another room and dig out any invoices from past roof work, and the visit in Tonbridge can get straight on.

Does a conservation area affect roof work in Tonbridge?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is Tonbridge in your area?

Yes. We survey roofs across London and South East England, Tonbridge included.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.
