What we’re asked to look at in Kings Hill

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.

Look out for signs like these:

  • Damp patches next to the stack
  • Drips in the loft during heavy rain
  • A leak that comes and goes with the weather
  • Water coming in around a roof light or dormer

For an older house near a landmark such as Church of St John the Baptist, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Questions to ask before you book

  • What insurance they carry
  • What exactly goes into their report
  • Will they check the loft as well as the outside?
  • What they won’t be able to tell you

What a roof survey includes

Roof leak investigation in Kings Hill

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey valleys and parapet gutters, chimney stacks and lead flashings, and common reasons people get in touch are damp patches next to the stack and staining where a gutter or parapet meets the wall.

Chimney stacks on older houses around places like Kings Hill can let water in, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast isn’t always rain from above, which is why it’s worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Structural calculations (that is a structural engineer’s job)
  • What’s under the covering or behind the plaster
  • Carrying out the fix

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

Surveys for landlords and agents in Kings Hill

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Leave it or get it looked at?

Wet insulation doesn’t insulate well. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. Around Kings Hill, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Common questions in Kings Hill

Does a conservation area affect roof work in Kings Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Kings Hill in the area you cover?

Yes. Our area covers London and South East England, and Kings Hill is part of that. You can call 07833 053749 or send us an email with the address and a few details.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.

Will you fix the leak as part of this?

A leak investigation finds and reports the likely source. The repair itself is a separate job. The report shows where the water gets in and what should be done.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

What we look for on each type of roof

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

What happens on the day

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take about 1–2 hours, more where the leak is intermittent or the roof is large. In a smaller place like Kings Hill, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Let us know about parking before the day
  • Point out any leaks or damp patches
  • Buyers: confirm access with the estate agent or seller

What a roof leak investigation looks like in Kings Hill

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from. About 3.7 miles west lies Old Soar Manor, a reminder of how long the area around Kings Hill has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For landlords with property near West Malling station, a tenant living with a leak needs the cause found, not just the stain painted over. For site and facilities teams at buildings such as Kings Hill School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
