Roof leak investigation in Gravesend: what you get

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. If you’ve noticed water marks that spread in wet weather and condensation that looks like a leak, a survey will tell you what’s going on, on rooflights and dormers, the roof space and flat roof details alike.

When a storm passes over a town like Gravesend, loose tiles, slates and ridges are the first to move. What counts as a storm depends on your policy; many use gusts of around 55 mph. Photographs and a written account help you show what happened. Policies usually exclude wear and tear, which is why the age of the damage matters.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Why act early in Gravesend

Patching the spot above the stain often doesn’t work. The real way in may be a metre or more away. An investigation finds the likely cause first, so the repair is aimed at the right place. Around Gravesend, gutters that overflow soak the wall below, and damp follows inside. A slipped tile or worn flashing does the same higher up. Left alone, both only get worse.

Signs you need a roof leak investigation in Gravesend

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

People typically book a survey when they’ve noticed something like this:

  • Water that shows only in certain storms
  • Wet patches high on an inside wall
  • Drips in the loft during heavy rain
  • Stains around a skylight

If you live near a park such as Northfleet Urban Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

What to check before booking

  • Whether you get a written report with photos
  • Which viewpoints they use to see the roof
  • Whether the loft is part of the inspection
  • Are they insured for the work?

What’s in a roof survey

How we price roof leak investigations

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • The roof’s overall size

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

If you can, have these to hand when you contact us:

  • Any marks or damp showing indoors
  • What made you get in touch
  • How the loft is reached, if there is one
  • Any deadline, like an exchange date

We survey roofs on any day of the week. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

Checking the roof from the ground

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Gravesend questions

Is Gravesend in the area you cover?

Yes, Gravesend is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or use the contact form with the address and a few details.

Does a conservation area affect roof work in Gravesend?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Do you use thermal imaging to find leaks?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Gravesend roofs and the weather

The coast is about 2 miles or less from Gravesend, so there is more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. With Cobham College about 2.9 miles south, Gravesend sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Whitehill Primary School: on a building that size, finding the source of a drip means looking well beyond the stain. If you let a flat or house near Gravesend station, a clear finding on where water gets in helps you brief a roofer straight away.

Gravesend is about 9 miles north-west of Gillingham, in Kent. From houses to flats and shops in Gravesend, the roof can be surveyed on a weekday or at the weekend. Our Kent coverage includes Gravesend. We also survey roofs in Maidstone.

Surveys in DA12 and DA11 work the same way as everywhere else we cover. You’ll find streets such as Christ Church Road, Hillside Drive and Laurel Avenue, and we cover them all. Gravesend is on the A2 and A226, which makes it straightforward to reach. Neighbouring places we cover for roof leak investigations include Windmill Hill (1 mile north-west), Milton-next-Gravesend (1 mile north-east), Denton (1 mile east), Singlewell or Ifield (1 mile south) and Northfleet (1 mile west). Further out, we also cover Maidstone (13 miles south-east), Dartford (7 miles west), Sevenoaks (13 miles south-west), Swanley (9 miles west), Kings Hill (11 miles south) and Foley Park (12 miles south-east).

Landmarks near Gravesend

Locally, jobs take us to homes and businesses close to Northfleet Urban Country Park, St John's Catholic Comprehensive and St John's Catholic Comprehensive and the streets around them. The nearest railway station is Gravesend station, roughly 0.9 miles north-west of the centre. A little further out are Gravesham Museum (0.9 miles north-west) and Stone Castle (4.5 miles west). For a walk, there is Sawyers Lake and Gad's Hill.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Take dated photos of the leak
  • Keep water away from lights and sockets
  • Let us know what has already been tried
  • Leave roof access to professionals

Your report arrives by email, with photos of what we found. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

How it works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours for most houses, and more on a big or complicated roof. Most visits in a town like Gravesend start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before the survey

  • Mention any parking restrictions on your street
  • Keep pets in another room
  • Show us where any leaks or stains appear
