Roof leak investigations near Painters Ash

How a roof leak investigation works in Painters Ash

We investigate roof leaks in Painters Ash and across London and the South East. We visit seven days a week. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or send us an email to arrange a visit. We’re often asked to look into brown rings on upstairs ceilings and damp on a chimney breast, across the roof space, slate and tile slopes and flat roof details.

Older cottages and houses around Painters Ash may have roofs with little or no underlay. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Whether it is long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are often the first clues.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Leave it or get it looked at?

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it is harder to clear. Stopping the water is the first step. With lower homes, common in places like Painters Ash, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the price for the job before booking.

What we look for on each type of roof

Valleys

Stains from a valley leak often show some distance off. We trace the route from the loft where there’s safe access.

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, and water runs down behind them.

Painters Ash roofs and the weather

The coast is about 3 miles or less from Painters Ash, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. About 3.6 miles south-east lies Cobham College, a reminder of how long the area around Painters Ash has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near Bluewater, a quick answer on where water is coming in keeps a business running. The streets around a church such as Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in. For landlords with property near Ebbsfleet International station, a clear finding on where water gets in helps you brief a roofer straight away.

FAQs for Painters Ash

Is my home in Painters Ash listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Painters Ash within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

How should I prepare for the leak investigation?

Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, plus details of past repairs. Keep catching drips and keep water away from electrics.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it is useful, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and they go into the written report.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes about one to two hours, more where the leak is intermittent or the roof is large. Parking around Painters Ash is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You let us know where the water shows and when it appears.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Tips from our surveys

Small things make a difference. Some pointers:

  • Keep water away from lights and sockets
  • Write down the wind direction and rain when it leaks
  • Mention earlier attempts to fix the leak
  • Catch drips in a bucket and protect the floor

If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.

Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Photograph anything new.
