About roof surveys in DA13
There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey lead flashings, ridges, hips and valleys and the roof space, and the problems we’re asked to look at most are ponding, splits or blisters on flat roofs and debris building up in roof valleys.
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a report with photographs and recommendations.

What’s near Meopham
In Meopham, that means homes and buildings near Camer Park Country Park, Meopham Community Academy and Parish Church of St John the Baptist. Other local landmarks include The Railway Inn (0.9 miles east) and Meopham School (0.8 miles south). The closest station to Meopham is Meopham station, roughly 0.5 miles north of the centre. A little further out are Gravesham Community Hospital (4.4 miles north). For a walk, there is Sawyers Lake and Gad's Hill.
Homes and roofs across DA13
Older homes across DA13 frequently keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in DA13 is checked with its age and materials in mind. Near the coast in DA13, wind can be strong, which matters for drone flights, as a small drone cannot fly safely in strong wind, so the weather on the day decides. Roofs there also face driving rain and salt air.
Meopham: Homes near green spaces such as Camer Park Country Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you look after a building like Meopham Community Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Faults hidden behind ceilings or boarding
- Walls, floors and services below the roof
- How the roof will behave in every kind of weather
Roof by roof
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Why roofs fail
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.
It is worth booking a survey if you’ve seen:
- Lifted, split or missing lead flashings
- Cracked or blistered flat roof coverings
- Leaking gutter joints and downpipes
- Slipped, cracked or missing slates and tiles
What affects the price in DA13
Prices always include VAT. The things that change the price are:
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
- The shape of the roof and its details
- Building height and the viewpoints available
Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Your questions about roof surveys in DA13
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
How long does a roof survey take?
Allow about one to two hours on an ordinary house, or half a day or so for a commercial building. We’ll give you an idea of timing when booking.
Do you need to get into the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you cover DA13 for roof surveys?
Yes. We cover DA13 and the rest of Kent, as part of our work across London and South East England. For a price, call 07833 053749 or send us an email.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We do not provide structural calculations.
