Roof surveys around Dartford
Historic houses like Hall Place and Gardens, about 2.8 miles west, show how far back building in the area around Dartford goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Living close to Central Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you run a business near Bluewater, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

About our roof survey in Dartford
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey chimney stacks, flat roofs and ridges, hips and valleys, and people most frequently book us about flashings that have come away from the wall and ponding, splits or blisters on flat roofs.
Dartford mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
The survey, step by step
Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, it typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. Most visits in a town like Dartford start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen. Then, if it can be reached safely, we look in the loft.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe viewpoint outside.
- Inside, we check the loft space where there’s safe access.
- We email a written report with photographs and recommendations.
Preparing for the visit
- Dig out any old roof reports or invoices
- Let us know where we can park nearby
- Agree roof access with the managing agent if it is shared

Surveys for landlords and agents in Dartford
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.
Dartford questions
Does a conservation area affect roof work in Dartford?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Dartford?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
Do you look in the loft space?
If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
What’s the best way to book?
Just phone 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Honest limits
A survey is a proper look at the roof, but it can’t do everything. Its limits include:
- How the roof will behave in every kind of weather
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether the roof structure meets design loads
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.
What this survey covers
- Natural slate
- The roof space
- Flat roofs
- Chimney stacks

- Ridges, hips and valleys
Signs you need a roof survey in Dartford
Some damage starts inside the loft space. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.
A survey makes sense if you’ve noticed:
- Torn or sagging underlay
- Flashings that have come away from the wall
- Loose chimney pots
- Gaps in the roof where coverings have gone
If you own a rental within reach of Dartford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether VAT is added on top
- How they plan to inspect the roof safely
Before and after the survey
Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:
- Keep a record of damp patches and dates
- Hold on to the report for future surveys
- Tell us about any leaks or stains you’ve seen
- Ask about a flat roof on an extension or garage too
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.
Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
