Hawley homes and their roofs

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look. Hall Place and Gardens, about 3.3 miles north-west, is one of the historic houses in the wider area around Hawley. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For businesses in and around places like Bluewater, a roof report helps plan work around trading rather than after a leak. If you live in an older home near Church of St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Farningham Road station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Roof survey in Hawley

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. Typical surveys look at loose chimney pots and torn or sagging underlay, across flat roofs, lead flashings and clay and concrete tiles.

In a small place like Hawley, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we look for on each type of roof

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip, leaving gaps along the courses.

What happens on the day

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Hawley needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

What affects the price in Hawley

Not every roof costs the same to survey, and it comes down to:

  • Basic, Standard or Premium
  • House, block, shop or office
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What to let us know when you contact us

When you call or email, these details help:

  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window
  • The property’s address and postcode
  • How the loft is reached, if there is one

Every survey is priced before it’s booked, so you know the cost up front. Roof survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

Questions from Hawley

Is my home in Hawley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Farningham Road station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How much does a roof survey cost in Hawley?

Prices start from £150, including VAT. We confirm the price for your survey before booking. For a price, phone 07833 053749 or drop us an email.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • A full building survey of the property
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we check

  • Lead flashings
  • Ridges, hips and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • The roof space
  • Flat roofs

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Why act early in Hawley

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. Outbuildings and barns around Hawley are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
