Roof survey in DA2: how it works
We inspect what can be seen safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey flat roofs, the roof space and clay and concrete tiles, and people most often book us about ridge tiles that have lifted or moved and torn or sagging underlay.
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Landmarks near Darenth
Typical jobs here are in homes near Darenth Country Park, Leigh Academy and Church of St Margaret of Antioch and the streets around them. Nearby too are Fox & Hounds pub (under half a mile north-west) and Greenlands Primary School (under half a mile south-east). The nearest railway station is Farningham Road station, roughly 1.6 miles south-west of the centre. Well-known places in the area include Bluewater (1.5 miles north-east) and Darenth Park Hospital (1 mile north). Green spaces nearby include Wansunt Pit and Sawyers Lake.
Roof surveys across DA2: local notes
Across DA2, we survey roofs for owners, landlords and agents, in Dartford, Temple Hill and Joyden's Wood and well beyond. Every report comes with photographs and written recommendations.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. DA2 is part of that mix. Some of DA2 sits close to the sea, so wind can decide whether a drone flies or a roof can be reached safely. A windy forecast can mean a change of date.
Darenth: Historic houses such as Hall Place and Gardens, about 4.6 miles north-west, show how far back building around Darenth goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If you let a flat or house near Farningham Road station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Why get it checked now?
Before you put a home on the market, it’s useful to know the roof’s condition. You will know what a buyer’s survey might pick up.
Questions to ask before you book
- How long the report takes to arrive
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether they hold professional indemnity and public liability insurance
- Whether the loft space is looked at, where there is one
Signs you need a roof survey
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.
Here are some of the things we see often:
- Slipped, cracked or missing slates and tiles
- Flashings that have come away from the wall
- Torn or sagging underlay
- Leaning or weathered chimney stacks
Honest limits
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Defects hidden under coverings or inside walls without opening up
- Walls, floors and services below the roof
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Landlords, agents and block managers in DA2
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
Your questions about roof surveys in DA2
Can you survey in bad weather?
Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Do you look in the loft space?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
What does a roof survey include?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, like serious sagging, we will say so. We don’t provide structural calculations.
