About roof surveys in DA9
Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey natural slate, lead flashings and the roof space, and common reasons people get in touch are debris building up in roof valleys and lifted, split or missing lead flashings.
We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours for most homes, depending on how many separate roofs there are.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a report with photos and recommendations.

Roof surveys across DA9: local notes
Older homes across DA9 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and DA9 is well within that. We survey on any day of the week. Along the coast in DA9, roofs facing the sea take the brunt of the weather, so ridges, verges and flashings there often need attention first.
Swanscombe: If you own a rental within reach of Greenhithe for Bluewater station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Knockhall Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Leave it or get it looked at?
Before you put a home on the market, it’s useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect.
Before you book any surveyor
- Their report turnaround times
- What’s outside the scope of the survey
- Will they check the loft as well as the outside?
- Their drone registration, if they fly one
Different roofs, different checks
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Prices for roof surveys in DA9
We confirm the price for your roof before booking. This is what makes a difference:
- How many separate roofs there are, such as extensions, dormers and garages
- Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
- Whether thermal imaging or a drone is needed
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
Getting in touch
Before you get in touch, it’s useful to have:
- Any photos you have, taken from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- Dates you’re working to, such as exchange
- What made you get in touch
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.
Tips that help
Most of what helps is simple and safe from ground level. A few suggestions:
- Let us know about past leaks
- Keep the report with your property records
- Find records of any re-roofing or repairs
- Move stored items away from the loft hatch
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.
Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
Why roofs fail
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Here are some of the things we see often:
- Blocked, sagging or leaking gutters
- Cracked or blistered flat roof coverings
- Flashings that have come away from the wall
- Worn or blocked valleys
Common questions in DA9
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Does the weather affect the survey?
A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
How much does a roof survey cost in DA9?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
Is this a RICS survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you cover DA9 for roof surveys?
Yes. We survey roofs across London and South East England, DA9 included.
