Roof survey in DA1: how it works

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We survey lead flashings, the roof space and clay and concrete tiles, and common reasons people get in touch are blocked, sagging or leaking gutters and gaps in the roof where coverings have gone.

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most homes, depending on how many separate roofs there are.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a photo-illustrated written report and recommendations.

How our prices work

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What’s near Dartford

Typical jobs here are in homes near The Rose pub, Central Park and Stone Lodge School and the streets around them. Nearby too are Leigh Academy (0.7 miles south-east), Dartford Primary Academy (less than half a mile south-east) and Church of the Holy Trinity (less than half a mile west). There’s a railway station in Dartford itself: Dartford station. Nearby you will also find Dartford Library (within half a mile west) and Bluewater (2.1 miles east). Open spaces near Dartford include Wansunt Pit and Sawyers Lake.

Roof surveys across DA1: local notes

Owners across DA1, from Dartford, Bexley and Temple Hill to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.

The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in DA1. Flights that need permission only go ahead once it’s given.

Dartford: If you look after a building like Dartford Primary Academy, a written record of a large roof helps plan work for the holidays rather than in term time. For businesses in and around places like Bluewater, a roof report helps plan work around trading rather than after a leak.

Signs you need a roof survey

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Signs worth acting on include:

  • Gutters that overflow in heavy rain
  • Ridge tiles that have lifted or moved
  • Valley linings that have cracked or split
  • Standing water on a flat roof

Can I check my roof myself?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Landlord and commercial surveys in DA1

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form.

When you need someone else

In fairness, there are limits to any roof survey:

  • An exact number of years the roof has left
  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Roof by roof

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.

Common questions in DA1

How long does the visit take?

It typically takes an hour or two for most homes, depending on how many separate roofs there are. Report times depend on the package.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

What’s the best way to book?

It is easiest to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we will point you to the right survey. Surveys run on weekdays, Saturdays and Sundays.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
