Thermal roof survey in Dartford
A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. If a finding can’t be confirmed, the report suggests a next step. We survey pitched roof slopes, loft conversions and ceilings below the roof, and common reasons people get in touch are heat escaping through the roof and damp around chimneys and parapets.
Around a town like Dartford, steep roofs, tall gables and rear slopes are often hidden from ground level. A drone can take close-up photos of them, and thermal imaging can show patterns of heat loss or trapped moisture. Each needs the right weather. A typical example is the rear slope over a back addition, which can’t be seen from the street.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Before and after the survey
You do not need to be a roofer to help. What helps most:
- Leave the roof to people with safe access
- Clear leaves from outlets and gutters each autumn
- Clear a path to the loft hatch before we arrive
- Note where damp appears and after what weather
You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Consider a repeat survey after major work on the roof in suitable weather.
What affects the cost of thermal roof surveys
We confirm the price for the job before you book. These are the things that affect it:
- Any need for thermal images or a drone flight
- The height of the building and how the roof can safely be seen
- The type of building, from a house to a block or an office
- The size of the roof
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
What we need to know
Getting the details right at the start saves time. It’s useful to include:
- Where any leaks, stains or damp patches show inside
- The type of building and roof, like pitched or flat
- Anything about access we should know
- When you need the report by
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.
When to book a survey in Dartford
Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.
Typical things we are asked to look at include:
- Moisture around outlets and upstands
- Thin or uneven insulation in the roof
- Wet insulation beneath the membrane
- Stains that keep coming back
Shop and office owners around Bluewater may find that large commercial roofs are often easiest to see from above or with a thermal imager.
Before booking any roof surveyor
- Whether VAT is in the quoted price
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- What experience they bring
- What the survey won’t cover
Dartford: your questions answered
Do you cover Dartford?
We do. The survey and report are the same in Dartford as anywhere else.
Is there anything to prepare before you come to Dartford?
Clear the way to the loft hatch if there is one, and let us know about any leaks, stains or past repairs. Let us know about parking and access in Dartford too.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What’s in the report?
A report with photos, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Can thermal imaging show missing insulation?
Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there’s safe access.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
What a thermal roof survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s inside walls or under coverings, without opening up
- An energy rating for the building
- Reliable images in rain, strong wind or on a wet roof surface
If in doubt, call 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.
Roofs we survey in Dartford
- Insulated roof spaces
- Flat roofs
- Ceilings below the roof
- Loft conversions
- Pitched roof slopes
- Commercial roofs
Should I look at the roof myself first?
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

How it works
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Most visits in a town like Dartford start at the front of the house and work round to the back. Rear gardens and side paths frequently give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Preparing for the visit
- Unlock side gates and any roof access doors
- Keep pets in another room
- For flats, check roof access has been agreed
Arrange a survey
Most bookings start with a short call: call 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

Flying and imaging in Dartford
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. The wider area around Dartford has a long history of building, with Hall Place and Gardens about 2.8 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For site and facilities teams at buildings such as Dartford Primary Academy, thermal images can show where wet insulation sits under a big flat roof. If you own one of the older houses in the streets near Church of the Holy Trinity, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
