About our thermal roof survey in Darenth

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you are worried about damp patches with no obvious cause and wet areas near outlets and upstands, a survey will tell you what’s going on.

Somewhere as small as Darenth, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later.

Common questions in Darenth

Does a conservation area affect roof work in Darenth?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Darenth?

Yes, Darenth is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Will you go up on the roof?

Only if it’s safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Does the weather affect a thermal survey?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.

What affects the cost of thermal roof surveys

Not every roof costs the same to survey, and it comes down to:

  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • How big the roof is
  • Commercial roofs and larger buildings

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your roof before booking.

Getting in touch

These details help when you contact us:

  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from the ground or a window
  • Access details, like a loft hatch or a shared roof
  • Any marks or damp showing indoors

You can call us seven days a week. To book or ask a question, phone 07833 053749 or drop us an email.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Leave it or get it looked at?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices quoted always include VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Don’t climb onto the roof to look for leaks yourself
  • Keep the report to compare against after any repair
  • Heat the home normally on the days before
  • Photograph damp patches with the date

After the visit, we put the thermal images, photographs and moisture readings into one report. Each image is explained in plain words, with our recommendations. Premium reports are sent the same day.

Consider a repeat survey after major work on the roof in suitable weather.

Thermal roof surveys in Darenth: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. About 4.6 miles north-west lies Hall Place and Gardens, a reminder of how long the area around Darenth has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Margaret of Antioch are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Anyone responsible for a site like Greenlands Primary School will know that a view from above covers a wide roof far faster than walking it. Shop and office owners around Bluewater may find that a commercial roof can be photographed from above without anyone walking on it.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a small place like Darenth, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. You get a report with thermal images, photographs and our recommendations.

Before we arrive

  • Check pets are kept safely away
  • Check the loft hatch can be reached
  • If it isn’t your property yet, arrange access through the agent
