Thermal Roof Survey in Bean
Thermal roof surveys across Bean, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Gaps in loft insulation
- Cold areas below the roof
- Damp where roofs meet walls and chimneys
About our thermal roof survey in Bean
Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We do not give energy ratings or heat loss calculations. If you’ve noticed cold areas below the roof and areas losing heat at the eaves and junctions, a survey will tell you what’s going on, whatever the roof.
Villages like Bean frequently stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.
Bean: your questions answered
Is Bean within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Bean is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there’s safe access.
What’s in the report?
A written report with photos, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
Will thermal imaging find my leak?
It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source can’t be confirmed, we will say what could help next, like electronic leak detection.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How the survey changes by roof type
Loft insulation
The difference is clearest when the home is heated and it is cold out. Our report notes how the conditions affected the images.
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, given suitable conditions on the day.
Tips that help
You do not need to be a roofer to help. Here’s what helps most:
- File the images with your roof records
- Note where damp appears and after what weather
- Don’t climb onto the roof to look for leaks yourself
- Check outlets after heavy rain
If you’re buying, the report gives you specific points to raise with the seller or agent. It’s your decision how to use it, whether that is asking for work or discussing the price.
Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.

Flying and imaging in Bean
Bean is within about 5 miles of the coast, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.
If you look after a building like Bean Primary School, a drone or thermal camera can show a large roof in a single visit. If you run a business near Bluewater, large commercial roofs are frequently easiest to see by drone or thermal camera.

How it works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Bean, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Before we arrive
- Show us where any leaks or stains appear
- Gather any invoices or paperwork from past roof work
- Have any questions written down, so nothing gets missed

- Hidden layers that need to be opened up to check
