Why act early in Kings Hill
If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Around Kings Hill, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the exact price before booking.

About our thermal roof survey in Kings Hill
Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you cannot normally tell from the surface. Moisture readings are then used to check what the camera suggests. We survey ceilings below the roof, loft conversions and insulated roof spaces, and people most often book us about damp around roof outlets and upstands and stains that keep coming back.
Around Kings Hill, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

The survey, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Some parts of a survey depend on the weather, so a visit to Kings Hill is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- For a flat or shared roof, check access with whoever owns or manages the building
- Check the loft hatch can be reached

Your questions about thermal roof surveys in Kings Hill
Is Kings Hill in the area you cover?
Yes, Kings Hill is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Will you come out to Kings Hill?
Yes, Kings Hill is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Which survey includes thermal imaging?
Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How long does the survey take?
It normally takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. The written report follows by email.
What does the report include?
A photo-illustrated written report, explaining the condition of the roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
What we look for on each type of roof
Loft insulation
Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
What we are asked to look at in Kings Hill
After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.
Here are some of the things we see frequently:
- Areas losing heat at the eaves and junctions
- Water that travels before it shows
- Moisture around outlets and upstands
- Cold spots on ceilings under the roof
For site and facilities teams at buildings such as Kings Hill School, a view from above covers a wide roof far faster than walking it.
What to check before booking
- Are they insured for the work?
- When you’ll get the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is VAT included in the price?
Thermal roof surveys around Kings Hill
Old Soar Manor, about 3.7 miles west, is one of the historic houses in the wider area around Kings Hill. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.
If your house is among the older ones in the streets near Church of St John the Baptist, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
