Roof surveys across DA5: what to expect

Our roof surveys cover DA5 and the wider South East. Visits run on weekdays, Saturdays and Sundays. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or send us an email. We are often asked to look into gaps in the roof where coverings have gone and standing water on a flat roof, on lead flashings, clay and concrete tiles and the roof space.

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for most homes, depending on how many separate roofs there are.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a written report with photos and recommendations.

Roof surveys across DA5: local notes

Older homes across DA5 frequently keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.

Several airports in London and South East England have flight restriction zones around them, so every drone flight in DA5 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

Bexley: Trees in and around Danson Park shed leaves that can end up in nearby gutters. For landlords with property near Bexley station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Useful tips for DA5 property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Watch for slipped slates after bad weather
  • Photograph stains when they appear
  • Find records of any re-roofing or repairs
  • Do not climb onto the roof yourself

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • The roof’s overall size
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can be seen safely

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Helping us price your survey

What helps most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window

Not sure which survey you need? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Leave it or get it looked at?

A roof that has had no attention for years can surprise you. A survey sets a baseline, so you can compare it next time.

Questions to ask before you book

  • How soon the report will arrive
  • What they won’t be able to tell you
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they plan to inspect the roof safely

Surveys for landlords and agents in DA5

Landlords, agents and building managers in DA5 and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or email us.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Structural calculations (that is a structural engineer’s job)
  • The condition of the rest of the building (that’s a RICS home survey)
  • Asbestos testing of any kind

DA5: your questions answered

Can you survey in bad weather?

Light rain does not normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Will the report say how many years my roof has left?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
