Bexley Roof Leak Investigation
Roof leak investigations around Bexley, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Staining where a gutter or parapet meets the wall
- Wet patches on loft insulation
- Leaks below a flat extension roof
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
How a roof leak investigation works in Bexley
Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from each safe vantage point. We’re frequently asked to look into leaks at a dormer or roof window and water dripping from rafters or underlay, across slate and tile slopes, lead flashings and flat roof details.
Many London homes are well over a century old and their roofs have been patched more than once. Insurers normally exclude wear and tear, so it’s useful to know whether damage is old or new. That is as true in Bexley as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.
The report records the leaking roof as we found it on the day. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What a roof leak investigation does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Putting the leak right
- Leaks from plumbing, tanks or pipework rather than the roof
- Structural calculations (that is a structural engineer’s job)

Bexley questions
Will parking be an issue for a roof survey in Bexley?
Usually it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
Does a conservation area affect roof work in Bexley?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
How much does a roof leak investigation cost in Bexley?
Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Why is not the leak directly above the stain?
Because water travels. It can follow a timber or the underlay a long way first, so the entry point is frequently well away from the mark. We follow the route back instead of guessing.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
What happens on the day
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for a house, with bigger or more complicated roofs taking longer. In a London area like Bexley, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Getting ready for the survey

Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Mention earlier attempts to fix the leak
- Put a bucket under the drip and move valuables
- Mention any plumbing above the damp area
- Note the weather when the leak shows
We email the report to you, with photographs of what we found. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Keep the roof space ventilated. Good airflow reduces condensation, which is frequently mistaken for a leak. Make sure insulation does not block airflow at the eaves.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
Why get it checked now?
Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. We find the probable source before anyone starts work, so the repair is aimed at the right place. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Roof leak investigations around Bexley
Historic houses such as Red House, about 0.9 miles north, show how far back building in the area around Bexley goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these roof types has its own typical places for water to get in.
Trees in and around Danson Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For businesses in and around places such as Broadway Shopping Centre, finding where water is getting in quickly keeps disruption down. Landlords with a home close to Bexley station may find that tracing a leak quickly matters when a tenant is living with it.
