About our roof leak investigation in Coldblow
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. Even on a dry day, a leak normally leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. If you are worried about wet patches high on an inside wall and leaks below a flat extension roof, we can find out what’s behind it, on slate and tile slopes, chimney stacks and rooflights and dormers alike.
Water getting into a London home often comes from a detail you cannot see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you are tracing a leak or recording storm damage in Coldblow, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

FAQs for Coldblow
Is Coldblow in the area you cover?
Yes. Our area covers London and the South East, and Coldblow is part of that. Just ring 07833 053749 or send us an email and tell us about the property.
Will parking be an issue for a roof survey in Coldblow?
It can be, so it’s useful to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Will you check the loft?
If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Is thermal imaging part of a leak investigation?
It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.
Can every leak be traced?
We can’t promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.
Will you walk on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
What will the report tell me?
Written findings with photographs, explaining the condition of the leaking roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Wind, rain and roofs in Coldblow
About 0.7 miles north lies Hall Place and Gardens, a reminder of how long the area around Coldblow has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Coldblow is one of them, bay roofs, hips and later dormers each have their own details. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
Trees in and around Braeburn Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as Maypole Primary School, tracing a leak on a big roof starts with where the water appears and works back.

What we are asked to look at in Coldblow
Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.
These are some of the problems a survey can pick up:
- Drips from nail tips in a cold loft
- Water coming in around a roof light or dormer
- Ceiling stains that grow after rain
- Water that shows only in certain storms
The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your home is one of the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Questions to ask before you book

Landlord and commercial surveys in Coldblow
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it as you book and we will plan the survey around it.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
What we do, step by step
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two, more where the leak is intermittent or the roof is large. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Coldblow runs like any other.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Agree roof access with the managing agent if it’s shared
- Keep pets out of the way during the survey

Why it’s worth a survey now in Coldblow
Leaks tend to get worse, not better. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for your roof before booking.

Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
