How a thermal roof survey works in Coldblow

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That’s why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they do not. If a finding can’t be confirmed, the report suggests a next step. Typical surveys look at damp where roofs meet walls and chimneys and leaks that are hard to trace, on pitched roof slopes, insulated roof spaces and commercial roofs.

London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Coldblow, the address is checked against all of them, and where permission is needed, the flight waits for it.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Coldblow questions

Can you fly a drone over a roof in Coldblow?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

How do I find out if my home in Coldblow is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How long does the survey take?

It typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. The written report follows by email, on the timescale of your package.

What’s in the survey report?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

What happens after the survey?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Thermal roof surveys around Coldblow

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Historic houses like Hall Place and Gardens, about 0.7 miles north, show how far back building in the area around Coldblow goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a shop, office or commercial unit, for example near Broadway Shopping Centre, a commercial roof can be photographed from above without anyone walking on it. Coldblow is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book, as a space near the door can’t be promised.

Leave it or get it looked at?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. In a London area like Coldblow, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Seeing water directly, as the camera shows temperature, not moisture
  • An energy rating for the building
  • Reliable images in rain, strong wind or on a wet roof surface

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Loft conversions
  • Flat roofs

Do you need a thermal roof survey in Coldblow?

After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.

A survey makes sense if you’ve noticed:

  • Possible trapped moisture under a flat roof covering
  • Thin or uneven insulation in the roof
  • Moisture around outlets and upstands
  • Leaks far from where the stain appears

Take an older house close to Church of St Mary the Virgin: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Before booking anyone

  • How long the report takes to arrive
  • Whether the roof space is looked at, where there is one
  • Their insurance cover
  • Which limits apply to the survey

What a good roof survey covers

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
