Thermal roof survey in Bowmans

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey loft conversions, insulated roof spaces and pitched roof slopes, and the problems we’re asked to look at most are water that travels before it shows and damp patches with no obvious cause.

In smaller places like Bowmans, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from the ground.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we look for on each type of roof

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, given suitable conditions on the day.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to Bowmans is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Mention any parking restrictions on your street
  • Clear the way to the loft hatch

Why act early in Bowmans

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Arranging work in a smaller place like Bowmans is easier with notice than in an emergency. A survey gives you that notice.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

Why book with us

  • Drones and thermal imaging where applicable
  • Drone flown under a CAA Flyer ID and Operator ID
  • A written report with photos
  • Two decades and more of roof surveys

Questions from Bowmans

Is Bowmans within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Bowmans listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll plan the survey around it.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Will thermal imaging find my leak?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It is used alongside a close inspection and moisture readings because the camera can’t confirm water on its own.

How long will you be at the property?

Time on site depends on the roof; most visits take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What a thermal roof survey looks like in Bowmans

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Historic houses such as Hall Place and Gardens, about 1.1 miles north-west, show how far back building in the area around Bowmans goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Shop and office owners around Broadway Shopping Centre may find that large commercial roofs are often easiest to see from the air or with a thermal camera. If you live in an older home near St Barnabas, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Keep dated photos of any marks on ceilings
  • Talk to us about the weather when booking
  • Keep the report to compare against after any repair
  • Heat the home normally on the days before

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

When to book a survey in Bowmans

Once a leak has been fixed, people often ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.

Typical things we’re asked to look at include:

  • Wet insulation beneath the membrane
  • Ceilings that feel colder in places
  • Damp around roof outlets and upstands
  • Water that travels before it shows

If you look after a building such as Wentworth Primary School, a drone or thermal camera can show a large roof in a single visit.
