What a gutter survey doesn’t cover

A survey is a close look at the gutter, but it cannot do everything. Its limits include:

  • Blockages deep inside downpipes
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of buried drains

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.

What we look at

  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters

About our gutter survey in Bowmans

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’re worried about leaking or loose downpipes and gutters overflowing in heavy rain, we can find out what’s behind it, whatever the roof.

In a smaller place like Bowmans, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

How the survey changes by roof type

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Surveys for landlords and agents in Bowmans

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us.

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Being in a smaller place like Bowmans doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Tell us about parking before the day
  • Check we can get to the back of the property
  • Clear the way to the loft hatch

Bowmans questions

How do I find out if my home in Bowmans is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Bowmans?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What’s in the report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or send us an email.

Signs you need a gutter survey in Bowmans

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

These are some of the problems a survey can pick up:

  • Gutters overflowing in heavy rain
  • Brackets that have dropped or snapped
  • Overflowing valley or parapet gutters
  • Leaking or loose downpipes

Anyone responsible for a site like Wentworth Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • How long they’ve been surveying roofs
  • What exactly goes into their report
  • Whether they hold professional indemnity and public liability insurance
  • Whether the roof space is looked at, where there is one

What’s in a roof survey

Prices for gutter surveys in Bowmans

Several things affect the price of a survey:

  • The height of the building and how the roof can safely be seen
  • The shape of the roof and its details
  • The size of the roof
  • If the survey needs thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What to tell us when you get in touch

These details help when you contact us:

  • The property’s address and postcode
  • How the loft is reached, if there is one
  • Dates you are working to, such as exchange
  • Pictures from the garden or a window, if you have them

We confirm the price for the job before booking, so you know where you stand. Gutter survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

Bowmans homes and their roofs

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Hall Place and Gardens, about 1.1 miles north-west, is one of the historic houses in the wider area around Bowmans. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you look after a shop, office or commercial unit, for instance near Broadway Shopping Centre, a roof report helps plan work around trading rather than after a leak. If yours is one of the older homes in the streets near St Barnabas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
