Gutter surveys for Northfleet homes and businesses

Gutter surveys for homes and businesses in Northfleet

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey parapet and box gutters, downpipes and outlets and hoppers, and people most often book us about downpipes that are split or coming away and joints that drip after rain.

Semis and terraces in a town like Northfleet share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. Tell us when booking if you know of anything shared with next door.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Honest limits

A survey is a proper look at the gutter, but it cannot do everything. Its limits include:

  • Asbestos testing of old gutters, downpipes or soffits
  • Gutters out of sight from each safe vantage point
  • The inside of buried drains

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. What our survey covers.

Roof types and parts we check

  • Downpipes
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters

Checking the roof from the ground

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Gutter surveys around Northfleet

The coast is about 3 miles or less from Northfleet, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Church of All Saints: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park such as Northfleet Urban Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Cobham College, about 3.7 miles south-east, is one of the historic houses in the wider area around Northfleet. On a period home nearby, the survey separates sound original work from tired later repairs.

What happens if roof problems are left?

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Roof faults found early can be planned for, while one found after water comes through typically has to be dealt with in a hurry.

Common questions in Northfleet

I let a flat near Gravesend station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.

Is my home in Northfleet listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long does a gutter survey take?

It usually takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. You will know roughly how long when we arrange the visit.

What will the report tell me?

Written findings with photos, covering the condition of the gutter, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Will you look at parapet and box gutters as well?

Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it’s safe and a drone where it applies.

What happens on the day

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. For a home in Northfleet, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so let us know who that will be.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey
