Gutter survey in Windmill Hill

We survey gutters and rainwater systems in Windmill Hill and right across London and South East England. On the day, we inspect what can safely be seen from the ground, windows, the loft space and the roof where it’s safe. A visit normally takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. If you’ve noticed gutters that have fallen out of line and choked outlets or hopper heads, a survey will tell you what’s going on, whatever the roof.

Trees around homes in smaller places like Windmill Hill drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day

The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. In a smaller place like Windmill Hill, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. You get a written report with photos and recommendations.

Before the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Leave a clear route to the loft
  • Keep pets out of the way during the survey

Windmill Hill questions

Do you survey roofs for landlords with property near Gravesend station?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and some details.

Is my home in Windmill Hill listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Will you check the drains below ground?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Pipes below ground level
  • Rot or damp concealed behind fascias or inside walls
  • Hidden sections we can’t view safely

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

What this survey covers

  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings
  • The size of the roof
  • The use of thermal imaging or a drone

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Getting in touch

When you call or email, these details help:

  • The type of building and roof, such as pitched or flat
  • Dates you are working to, like exchange
  • The property’s address and postcode
  • What made you get in touch

When you are ready to go ahead, ring 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.

Useful tips for Windmill Hill property owners

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Book gutter clearing once a year, more often near trees
  • Have overhanging branches cut back
  • Note any damp stains below the gutters
  • Check the loft with care after heavy rain

You receive a written report with photographs and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Local roofs in Windmill Hill

The coast is about 2 miles or less from Windmill Hill, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Historic houses such as Cobham College, about 3.3 miles south, show how far back building around Windmill Hill goes. Older homes in the area may have roofs that need matching materials when work is done. Take an older house close to Christ Church Milton: its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Wrotham Road Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
