Gutter surveys in Gravesend

How the survey changes by roof type

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

How a gutter survey works in Gravesend

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. If you’ve noticed leaking or loose downpipes and leaves and moss blocking gutters, a survey will tell you what’s going on, on parapet and box gutters, fascias and soffits and outlets and hoppers alike.

In a town like Gravesend, older houses with slate or clay tile roofs typically sit alongside later estates with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

After the visit, you get a report with photographs, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

How we price gutter surveys

All our prices include VAT. What changes the price is:

  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • Which survey package you book

To find out what your survey will cost, call 07833 053749 or use the contact form and tell us about the roof. We will confirm the figure before booking.

Booking your survey

What helps most when you contact us:

  • Any deadline, like an exchange date
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch

To get a price for gutter surveys in Gravesend, phone 07833 053749 or send us an email. A few details about the property and the roof help us give you an accurate price.

What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Parking in a town like Gravesend is normally simple, but tell us if there’s a driveway or any restrictions. The inspection covers what can safely be seen from outside, from windows and from the loft space, and from the roof itself where it is safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Gravesend: your questions answered

Can a landlord with a rental near Gravesend station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Is the coastal weather around Gravesend hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does the report include photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you cover Gravesend?

Yes. Gravesend is part of the area we cover.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

What we are asked to look at in Gravesend

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead linings can also be stolen.

We are frequently asked to look at:

  • Brackets that have dropped or snapped
  • Water spilling over the gutter edge
  • Soffits marked by water
  • Gutters packed with leaves or moss

If you look after a building like Whitehill Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What’s in a roof survey

Local roofs in Gravesend

Gravesend lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as Christ Church Milton are frequently among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces such as Northfleet Urban Country Park can get more leaves in their gutters in autumn.
