Gutter survey in Painters Ash: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey outlets and hoppers, eaves gutters and downpipes, and people most often book us about downpipes that are split or coming away and gutters full of debris and silt.

Around Painters Ash, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Local roofs in Painters Ash

Painters Ash is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Cobham College, about 3.6 miles south-east, is one of the historic houses in the wider area around Painters Ash. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Ebbsfleet International station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark like Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first.

Painters Ash is about 1 mile south-west of Northfleet, in Kent. Houses, flats, blocks and commercial buildings in Painters Ash can all book gutter surveys. We cover towns and villages across Kent. We also survey roofs in Maidstone.

Postcode districts we cover here for gutter surveys: DA11 and DA13. Whether your property is on Hog Lane, Hall Road and Hunt Road or a nearby road, we can survey it. Checking the roof from the ground

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Surveys for landlords and agents in Painters Ash

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Ask for valleys and parapet gutters to be cleared too
  • Book gutter clearing once a year, more often near trees
  • Have overhanging branches cut back
  • Check the loft with care after heavy rain

If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Signs you need a gutter survey in Painters Ash

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.

It is worth booking a survey if you’ve seen:

  • Valley or box gutters that overflow inside
  • Choked outlets or hopper heads
  • Downpipes that are split or coming away
  • Gutters overflowing in heavy rain

Homes near green spaces such as Castle Hill Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Questions to ask before you book

  • Whether the inside of the roof is included
  • Which limits apply to the survey
  • Their insurance cover
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a roof survey includes

When you need someone else

It helps to know what a survey will not do before you book:

  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe
  • Hidden sections we can’t view safely

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. What a survey covers and doesn’t.

What we check

  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes
  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters

The survey, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Parking around Painters Ash is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, let the agent know when we’re coming
  • Tell us where we can park nearby

Common questions in Painters Ash

Does a conservation area affect roof work in Painters Ash?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does being near the coast affect roofs in Painters Ash?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you tell me if my old gutters contain asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
