  • The height of the building and how the roof can safely be seen
  • Extensions, dormers and garages with roofs of their own

To find out what your survey will cost, phone 07833 053749 or email us and let us know about the roof. We will confirm the figure before booking.

What to let us know when you get in touch

We’ll typically ask about:

  • What kind of property and roof it is
  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, like an exchange date

When you are ready to go ahead, ring 07833 053749 or email us. We will suggest a package, agree the price and find a date.

Gutter survey in Gillingham: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey eaves gutters, outlets and hoppers and valley gutters, and people most frequently book us about valley or box gutters that overflow inside and dripping or leaking gutter joints.

Gillingham is big enough to have roofs from every era, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. Knowing which you have shapes the survey.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Gillingham questions

How do I find out if my home in Gillingham is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you survey roofs for landlords with property near Gillingham (Kent) station?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What do I do with the report?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you cover Gillingham for gutter surveys?

Yes. Our area covers London and South East England, and that includes Gillingham.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Common roof problems in Gillingham

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

A survey makes sense if you’ve noticed:

  • Fascia boards damaged by overflowing water
  • Cracked or loose downpipes
  • Leaks at the gutter joints
  • Gutters overflowing in heavy rain

Living close to Ambley Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Questions to ask before you book

  • Whether you get a written report with photos
  • Whether the inside of the roof is included
  • How long they’ve been surveying roofs
  • Whether VAT is added on top

What a good roof survey covers

The survey, step by step

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Where a building in Gillingham has a manager or access rules, those are sorted out before the day. For homes, clear the way to the loft hatch and let us know about any leaks you know of. The written report follows, with photos.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Advice

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Different roofs, different checks

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Local roofs in Gillingham

The coast is about 2 miles or less from Gillingham, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If yours is one of the older homes in the streets near Holy Trinity Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Featherby Junior School: large buildings have long gutter runs and big roofs that need checking like any other.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Ask for valleys and parapet gutters to be cleared too
  • Watch ceilings under valley gutters for fresh marks
  • Check for spilling water in a downpour
  • Have gutters cleared at least once a year

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
