Roof survey in ME7: how it works

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. Typical surveys look at debris building up in roof valleys and gaps in the roof where coverings have gone, on lead flashings, clay and concrete tiles and natural slate.

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Hempstead’s nearest station is Rainham (Kent) station, about 2.1 miles north-east of the centre. Homes and roofs across ME7

From Gillingham, Chatham and Luton to smaller places, people across ME7 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

We survey roofs across London and the South East, and ME7 is part of that. London and South East England have homes from every era, from period terraces to post-war new towns and new estates. Parts of ME7 are coastal, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.

Hempstead: Trees in and around South Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you run a business near Pentagon Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Landlord and commercial surveys in ME7

Any of our surveys can be booked by landlords, agents and building managers in ME7. For a price for a let property or a block, call 07833 053749 or send us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that is a structural engineer’s job)

What we are asked to look at in ME7

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.

Signs worth acting on include:

  • Ponding, splits or blisters on flat roofs
  • Worn or blocked valleys
  • Worn lead at chimneys and abutments
  • Slipped, cracked or missing slates and tiles

Why act early?

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft.

Questions to ask before booking

  • Will the report include photos?
  • Whether you can ask questions once you have the report
  • Their insurance cover
  • Whether VAT is added on top

Different roofs, different checks

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded.

ME7 questions

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Can you tell me how long my roof will last?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you go up on the roof?

Only when it is safe. We also use views from the ground, windows and the loft space.
