Roof leak investigation in Hempstead
Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. If you’ve noticed brown rings on upstairs ceilings and drips from nail tips in a cold loft, a survey will tell you what’s going on.
In older homes around places like Hempstead, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Whether it is long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are frequently the first clue.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Leaks and storm damage in Hempstead
Hempstead is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering and its details give the first clues when tracing where water is coming from.
Anyone responsible for a site like Hempstead Infant School will know that tracing a leak on a big roof starts with where the water appears and works back. If you live near a park such as South Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. The streets around a church such as All Saints Church are often among the oldest in a place, and if your house is among the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Hempstead is about 2 miles south of Gillingham, in Medway. Whether the building in Hempstead is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Hempstead is one of the places in Medway where we work. We also survey roofs in Maidstone.
All of ME7 and ME8 is covered for roof leak investigations. Streets in the area include Harrow Road, Spekes Road and Capstone Road, all of which we cover. How the survey changes by roof type
Parapet and box gutters
Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.
Slate and tile slopes
Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.
For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Prices for roof leak investigations in Hempstead
Several things affect the price of a survey:
- How tall the building is and how easy the roof is to see
- Whether thermal imaging or a drone is needed

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you need to know.
Booking your survey
Some details help us suggest the right survey and price. When you get in touch, it helps to mention:
- The property’s address and postcode
- Whether there’s a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from the ground or a window
- Your timetable, such as an exchange date
When you’re ready to go ahead, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.
What we can’t see
To be straight with you, a roof survey has limits:
- Putting the leak right
- Plumbing leaks that look like roof leaks
- Whether rotten timbers meet design loads
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before booking. What our survey covers.
What we check
- Slate and tile slopes
- Valleys and parapet gutters
- Chimney stacks
- Flat roof details
- Rooflights and dormers
- Lead flashings
- The roof space
What we do, step by step
The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes roughly 1–2 hours at most homes, and more on a big or complicated roof. Homes around Hempstead often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- You get photos, the likely cause and clear recommendations.
How to prepare
- Dig out any old roof reports or invoices
- Point out any leaks or damp patches
- If the roof is shared, arrange access with whoever manages the building

Advice
Hempstead questions
Is the coastal weather around Hempstead hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
How do I find out if my home in Hempstead is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Why is the stain in a different place from the leak?
Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.
Are you insured?
We hold professional indemnity and public liability insurance.
Is there anything I need to do before the visit?
Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or send us an email.
How much is a survey?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.
What you can safely check yourself
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
