Flat roof survey in Hempstead, Medway
Independent flat roof surveys in Hempstead. More than 5,000 surveys completed across London and South East England.
- Ponding water that doesn’t drain away
- Edge trims that have lifted or split
- Raised blisters across the surface
Tips that help
There is plenty you can do without going near the roof. Here’s what helps most:
- Book a survey every few years
- Ask whoever fits equipment on the roof to make good the covering
- Check the outlets after the leaves fall
- Watch the ceilings below the flat roof for stains
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
How a flat roof survey works in Hempstead
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you call 07833 053749 or use the contact form with the address and a rough idea of the roof area. Common reasons to book are failed seals around rooflight kerbs and blisters and bubbles in the covering, across single-ply membranes, upstands and outlets and felt flat roofs.
Outbuildings, garden rooms and garages in places like Hempstead often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when you book. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Your questions about flat roof surveys in Hempstead
Do you cover smaller places like Hempstead?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Hempstead is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you look in the loft space?
Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
What happens next?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Do you give a life expectancy for the roof?
There is no honest way to give an exact number of years. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
What types of flat roof do you survey?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.
The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. If you have questions on the day, just ask. In a smaller place like Hempstead, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
How to prepare
- Make a note of anything you’d like us to look at
- Let us know about parking near the property

For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Local flat roofs in Hempstead
Hempstead lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you let a flat or house near Rainham (Kent) station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a shop, office or commercial unit, for example near Pentagon Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks. If you look after a building like Hempstead Infant School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
Hempstead is about 2 miles south of Gillingham, in Medway. Whether the building in Hempstead is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Hempstead is one of the places in Medway we cover. There is also a page for Maidstone.
We cover every part of ME7 and ME8 for flat roof surveys. If you need a flat roof survey at a property on Harrow Road, Spekes Road and Capstone Road or anywhere close by, we can help. Locally, jobs take us to homes and businesses close to Rainham School for Girls, Howard School and South Wood and the streets around them. The nearest railway station is Rainham (Kent) station, about 2.1 miles north-east of the centre. A little further out are Pentagon Shopping Centre (3 miles north-west) and Medway megaliths (3.8 miles south-west). Not far away are Burham Down and Boxley Hills.
How the survey changes by roof type
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
What we can’t see
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Whether old sheeting or boards contain asbestos
- Structural calculations, which need a structural engineer
- What’s under the membrane without opening it up
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.

Leave it or get it looked at?
Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. Around Hempstead, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
