Flat roof surveys in Park Wood

Flat roof surveys for homes and businesses in Park Wood

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Typical surveys look at a sagging deck under the covering and blisters and bubbles in the covering, on GRP fibreglass, upstands and outlets and EPDM rubber.

Outbuildings, garden rooms and garages in places like Park Wood frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

Every roof is different, but as a rough guide the survey takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. You are welcome to ask questions while we’re there. Being in a smaller place like Park Wood doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep outlets clear of leaves and moss
  • Keep records of when the roof was laid and what work has been done
  • Have the roof looked at again after a severe storm
  • Look for standing water a day after rain

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What affects the cost of flat roof surveys

When we price a survey, we consider:

  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Booking your survey

A few details help us suggest the right survey and price. When you contact us, tell us:

  • The type of building and roof, such as pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • The property’s address and postcode

You can call us seven days a week. For a price or to book, ring 07833 053749 or drop us an email.

Flat roof surveys around Park Wood

The coast is about 4 miles or less from Park Wood, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Restoration House, about 4.9 miles north-west, is one of the historic houses in the wider area around Park Wood. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take a building like Park Wood Infant School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Rainham (Kent) station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as St Paul's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The condition of the deck or insulation hidden under the covering
  • Parts of the roof that aren’t safe to walk on or view
  • Structural calculations, which need a structural engineer

FAQs for Park Wood

Does a conservation area affect roof work in Park Wood?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Park Wood within the area you cover?

Yes, Park Wood is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

How the survey changes by roof type

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.
