Flat roof survey in Chatham: what you get
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey single-ply membranes, EPDM rubber and upstands and outlets, and people most often book us about dips that suggest the deck is deflecting and outlets that hold water back.
Blocks of flats in places the size of Chatham normally have a shared flat roof, looked after by a managing agent, a residents’ company or the building owner. A leak in the top-floor flat is often the first sign of a problem with the membrane. The earlier the cause is found, the less damage it does. Let us know who manages the building, as access to a shared roof has to be arranged.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Useful tips for Chatham property owners
Nothing here needs a ladder. A few suggestions:
- Keep outlets clear of leaves and moss
- Plan a survey before the covering reaches the end of its usual life
- Keep people off the roof unless they need to be there
- Treat rooflights and old sheeting as fragile
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
Flat roof surveys around Chatham
Chatham is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Take an older house close to Christ the King: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you own a rental within reach of Chatham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings such as Wayfield Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What we do, step by step
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours for a house, or half a day or so for a commercial building. For a commercial building or block in Chatham, roof access is agreed with whoever manages it before the visit. At home, it helps to clear a route to the loft and point out any stains or leaks. The written report follows, with photographs.
- You tell us about the roof, its covering if you know it, and any leaks.
- We look at the roof from wherever it can safely be seen.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- You get a written report with photographs and our recommendations.
How to prepare
- Let us know about any leaks, stains or damp patches you know of
- For flats, make sure roof access has been agreed
- Leave a clear route to the loft

Advice
What affects the price in Chatham
We confirm the price for your roof before booking. This is what makes a difference:
- The shape of the roof and its details
- The number of roofs, including extensions and garages
- The use of thermal imaging or a drone
- How tall the building is and how easy the roof is to see
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
You don’t need to know any roofing terms. Just tell us:
- Pictures of the roof from a safe spot, if you have them
- Dates you are working to, like exchange
- Any stains, drips or damp patches you’ve seen indoors
- The address and postcode of the property
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.
Questions from Chatham
Is the coastal weather around Chatham hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is Chatham in the area you cover?
We do. The survey and report are the same in Chatham as anywhere else.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.
Will you photograph what you find?
Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.
How long does the survey take?
Most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. We will confirm the timing when you book.
Does the survey cover asbestos?
Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Why get it checked now?
Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. For landlords in Chatham, a roof defect left alone tends to become a tenant’s damp or leak complaint. Finding it early, between tenancies if possible, is simpler than dealing with it mid-let.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
