Need a flat roof survey in Walderslade?

Leave it or get it looked at?

If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Arranging work in a smaller place like Walderslade is easier with notice than in an emergency. A survey gives you that notice.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

How a flat roof survey works in Walderslade

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We’re often asked to look into dips that suggest the deck is deflecting and failed upstands where the roof meets a wall, across single-ply membranes, GRP fibreglass and mastic asphalt.

Around Walderslade, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when booking, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Flat roofs in Walderslade

Walderslade lies within about 5 miles of the sea, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to St William's Church: flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings like Tunbury Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Walderslade is about 1 mile south of Chatham, in Medway. Walderslade gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Walderslade is one of the towns and villages in Medway we cover for flat roof surveys.

When to book a survey in Walderslade

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.

People usually book a survey when they’ve noticed one of these:

  • Damaged trims at the roof edge
  • Splits and cracks in the covering
  • Gaps at upstands and abutments
  • Pools of water lying on the roof

If you run a business near Pentagon Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Before you book any roof surveyor

  • Will they check the loft as well as the outside?
  • How soon the report will arrive
  • Whether you get a written report with photos
  • How much experience they have with roofs like yours

What a good roof survey covers

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Parking around Walderslade is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Make sure pets are kept safely away
  • For flats, make sure roof access has been agreed

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Testing older roof sheets for asbestos
  • The condition of the deck or insulation hidden under the covering
  • Fragile surfaces, which we do not walk on

Tips that help

There is plenty you can do without going near the roof. Here’s what helps most:

  • Note the date and type of any roof work
  • Check from a window for ponding after heavy rain
  • Plan a survey before the covering reaches the end of its usual life
  • Note any new marks on ceilings beneath the roof

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Questions from Walderslade

Is my home in Walderslade listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do roofs near the sea, like those around Walderslade, take more of a battering?

It can do. Walderslade is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does the survey cover asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

What will the report tell me?

A written report with photos, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
