How a flat roof survey works in Blue Bell Hill

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you are worried about loose or cracked edge trims and ponding water that doesn’t drain away, a survey will tell you what’s going on, on mastic asphalt, single-ply membranes and felt flat roofs alike.

Older buildings in small places like Blue Bell Hill may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

What we cannot see

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Hidden layers beneath the covering
  • Fragile surfaces, which we don’t walk on
  • Whether the deck or joists are strong enough

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

What happens if roof problems are left?

If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. For an older or listed building in a place like Blue Bell Hill, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

What affects the price in Blue Bell Hill

Prices vary from roof to roof, and it comes down to:

  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

Some details help us point you to the right survey and price. When you contact us, let us know:

  • Your postcode, so we can check access and travel
  • The reason for the survey, like buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, like pitched or flat

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or drop us an email.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Older rural homes like those around Blue Bell Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Let us know about parking before the day
  • Tell us about any leaks, stains or damp patches you know of
  • If it isn’t your property yet, arrange access through the agent

Checking the roof from the ground

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Blue Bell Hill: your questions answered

Will you come out to Blue Bell Hill?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you cover Blue Bell Hill?

Yes. Our area covers London and South East England, and Blue Bell Hill is part of that. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Will you check the loft?

Usually, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Will you walk on the flat roof?

Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we’ll say so and suggest what would help.

How much does a flat roof survey cost in Blue Bell Hill?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

Flat and commercial roofs around Blue Bell Hill

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The streets around a church like St Alban's Church are often among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a building such as Tunbury Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. What we look for on each type of roof

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photos.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
