Why get it checked now?

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. In a busy place like Gillingham, water from a failed roof can run through a building before anyone spots it, soaking insulation, ceilings and whatever is below. The earlier the cause is found, the smaller the job.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

About our flat roof survey in Gillingham

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. Common reasons to book are cracked or split membrane and raised blisters across the surface, on mastic asphalt, upstands and outlets and single-ply membranes.

Business premises in a place the size of Gillingham often sit under big flat or low-pitched roofs. On a large roof, a leak can be hard to trace by eye. Where the build-up allows, electronic leak detection can help pinpoint holes in the membrane. Outlets, upstands and laps are checked closely, as that’s where membranes normally fail.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Local flat roofs in Gillingham

Gillingham lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If your house is among the older ones in the streets near Holy Trinity Church, flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near Gillingham (Kent) station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Gillingham is about 30 miles east of London, in Medway. Gillingham gets the same service as everywhere else we work: a careful look at what can safely be seen, photos and a clear written report. Gillingham is one of the places in Medway where we work. We also survey roofs in Maidstone.

We cover every part of the ME8, ME7, ME4 and ME5 postcode area for flat roof surveys and the streets around it. Local streets include Leeds Square, London Road and Dorset Square, and we cover them all. You’ll find Gillingham on the A2 and A231, which makes it simple to reach. If you are just outside Gillingham, we cover Twydall (1 mile east), Lower Twydall (1 mile north-east), Grange (1 mile north), Darland (1 mile south-west) and Hale (1 mile south-west). Further out, we also cover Rochester (4 miles west), Strood (4 miles west), Lordswood (3 miles south-west), Hoo St Werburgh (4 miles north), Rochester Riverside (3 miles north-west) and Walderslade (3 miles south-west). Gillingham is one of the larger places we cover in Medway.

Common roof problems in Gillingham

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

Things that frequently lead to a survey include:

  • Outlets choked with leaves and silt
  • Gaps at upstands and abutments
  • Signs of deflection in the roof deck
  • Leaks around rooflights

With Restoration House about 3.3 miles west, the area around Gillingham has a long history. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.

What’s in a roof survey

Common questions in Gillingham

Does being near the coast affect roofs in Gillingham?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Is Gillingham in the area you cover?

We do. Every survey there gets the same written report with photos.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Does the survey cover asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

Do you go up onto the roof?

Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Prices for flat roof surveys in Gillingham

All our prices include VAT. The things that change the price are:

  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Booking your survey

You don’t need to know any roofing terms. Just tell us:

  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one

For a price for flat roof surveys in Gillingham, ring 07833 053749 or use the contact form. The address, the type of property and what you want to find out help us price the survey accurately.

What we can’t see

In fairness, a roof survey has limits:

  • An exact number of years the roof has left
  • Whether the deck or joists are strong enough
  • Asbestos testing, which needs a specialist asbestos surveyor

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Where a building in Gillingham has a manager or access rules, those are sorted out before the day. For homes, clear the way to the loft hatch and let us know about any leaks you know of. The written report follows, with photographs.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Point out any leaks or damp patches
  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand
