Flat roof survey in Rochester Riverside: what you get

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We are often asked to look into splits, cracks and crazing and failed seals around rooflight kerbs, across upstands and outlets, GRP fibreglass and EPDM rubber.

Around Rochester Riverside, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them when you book, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What a flat roof survey does not cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • A fixed date for when the roof will need replacing
  • Parts of the roof that aren’t safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

Roof types and parts we check

  • GRP fibreglass
  • Single-ply membranes
  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt
  • EPDM rubber

What happens on the day

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Homes around Rochester Riverside frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • Let us know about parking before the day
  • Keep pets out of the way during the survey
  • Make sure the loft hatch can be reached

Advice

Flat and commercial roofs around Rochester Riverside

Rochester Riverside lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Within a mile and a half or so of Rochester Riverside there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

For an older house near a landmark such as Church of St Nicholas, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Restoration House, about 0.3 miles south-west, is one of the historic houses in the wider area around Rochester Riverside. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. For site and facilities teams at buildings such as Rochester Riverside Church of England Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

FAQs for Rochester Riverside

Can you look at the flat roof of a hotel or office near Rochester Riverside?

Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.

Is my home in Rochester Riverside listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Why get it checked now?

Flat roofs can’t usually be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. Homes in smaller places like Rochester Riverside can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

What we need to know

A little information up front helps. Please include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors

Once you know what you need, phone 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Keep records of when the roof was laid and what work has been done
  • Clear roof outlets and gutters each autumn
  • Note where water lies after a downpour
  • Have the roof looked at again after a severe storm

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
