Flat roof survey in Brompton: what you get
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. Typical surveys look at gaps at upstands and abutments and leaks around rooflights, on upstands and outlets, EPDM rubber and single-ply membranes.
In a smaller place like Brompton, some flat roofs sit in the open, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Roof by roof
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.
How the survey works
Every roof is different, but as a rough guide the survey takes about 1–2 hours for a house, and about three to four hours for a commercial roof. If you have questions on the day, just ask. In a smaller place like Brompton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Before we arrive
- Keep pets inside or away from the areas we’re looking at

Advice
Flat and commercial roofs around Brompton
The coast is about 2 miles or less from Brompton, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. The wider area around Brompton has a long history of building, with Restoration House about 1.1 miles west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If yours is one of the older homes in the streets near Brompton Garrison Church, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings like Brompton-Westbrook Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Chatham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Tips that help
Over many surveys, some simple habits stand out:
- Limit foot traffic on the covering
- Check that new brackets or units haven’t damaged the covering
- Have the roof looked at again after a severe storm
- Keep records of when the roof was laid and what work has been done
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.
What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise that the roof won’t leak in future
- Asbestos testing, which needs a specialist asbestos surveyor
- Hidden layers beneath the covering
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Your questions about flat roof surveys in Brompton
Is the coastal weather around Brompton hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Brompton is within about 2 miles of the coast.
Is my home in Brompton listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Which flat roof coverings do you cover?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
How quickly is the report sent?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
Will you photograph what you find?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.
Does a flat roof survey replace a RICS survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.
