Flat roof survey in Twydall

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you call 07833 053749 or use the contact form with the address and a rough idea of the roof area. If you’re worried about water getting in at rooflights and pools of water lying on the roof, we can find out what’s behind it.

Outbuildings, garden rooms and garages in places like Twydall frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when booking, so the visit can include them, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

What affects the cost of flat roof surveys

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by
  • Where the property is, with the postcode

Getting a price is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

FAQs for Twydall

Does being near the coast affect roofs in Twydall?

It can do. Within about 2 miles of the sea, as Twydall is, metal fixings wear faster and gales find any loose ridge or slate.

Will you come out to Twydall?

Yes, Twydall is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

What we’re asked to look at in Twydall

The details are frequently where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Things that often lead to a survey include:

  • Edge trims that have lifted or split
  • Failed seals around rooflight kerbs
  • Splits, cracks and crazing
  • Ponding water that doesn’t drain away

For site and facilities teams at buildings like Twydall Primary School and Nursery, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Choosing a roof surveyor

  • When you’ll get the report
  • Whether VAT is added on top
  • Their insurance cover
  • Will they check the loft as well as the outside?

What’s in a roof survey

Flat roofs in Twydall

Twydall lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you own a rental within reach of Rainham (Kent) station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If your house is among the older ones in the streets near Holy Trinity Church, the joins between later flat roofs and the old walls are where problems normally start.

Twydall is about 1 mile east of Gillingham, in Medway. We visit Twydall as part of our work across Medway, for homes and businesses alike. Twydall is one of the towns and villages in Medway we cover for flat roof surveys. For surveys nearby, see our Maidstone page.

Postcode districts we cover here for flat roof surveys: ME8 and ME7. If you need a flat roof survey at a property on Pump Lane, Blean Road and Herne Road or a nearby road, we can help. Twydall is on the A2, which makes it simple to reach. Nearby, we also carry out flat roof surveys in Gillingham (1 mile west), Lower Twydall (1 mile north), Grange (1 mile north), Wigmore (1 mile south) and Darland (1 mile south-west). Within a short drive, we also cover Chatham (3 miles south-west), Rochester (4 miles west), Strood (5 miles west), Lordswood (3 miles south-west), Hoo St Werburgh (4 miles north) and Chatham Waterfront (3 miles west). As one of the bigger places in Medway, Twydall has homes, rented property and businesses of every kind.

Leave it or get it looked at?

Flat roofs can’t normally be seen from the street, so they’re frequently overlooked. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Tradespeople may need to travel further to a smaller place like Twydall, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A promise that the roof will not leak in future
  • Structural calculations, which need a structural engineer
  • Parts of the roof that aren’t safe to walk on or view

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and doesn’t.

What we check

  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Being in a smaller place like Twydall doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Before the survey

  • Clear the way to the loft hatch
  • Have keys ready for side gates, garages or roof access doors
  • Dig out any old roof reports or invoices
